Use rented accommodation address for auto-entrepreneur?

Our landlord has not given permission for me to start up as an auto-entrepreneur business in France using this address. I wanting to use the address for domicile and for doing the paperwork and internet / computer related stuff and the main bulk being taking people on photo walks, taking photos outside, i.e. not having a photo studio or clients or merchandise etc. at home. So we are looking for a new place to rent and I just wanted to check out the regulations before signing anything or even viewing properties that would be useless.

My understanding is that a locataire can use their principal residence for domicilation and for working from home provided that there are no clauses in the bail specifically excluding working or clauses in the rules of the co propriete etc. Also that written authorisation from the landlord may be necessary for registering as an auto-entrepreneur. Is this correct so far?

We are possibly going to see a detached house with garden next week - it is in a residential part of Nice but not on a domaine or regulated lot as far as we can tell at the moment. I would be using a desk in my bedroom, not having a special room set aside for working. Do you think this would be OK, provided the owner agrees and bail doesn’t have any clauses against it?
