Capital Gains Tax on sale of Chambre D’hote

I moved to France 4 years ago with my husband & am set up as an AE running a Chambre d’hote & gite. The Chambre d’hote is our permanent residence, the gite is attached but has its own front door and there is no access directly from the house to the gite. Earnings this year will be circa 20,000€, split equally between the gite & chambre d’hote.

1. When we decide to sell our house what is the position regarding Capital Gains Tax?
2. If CGT is payable how is this calculated?
3. Would it make any difference when we sell if the property is marketed purely as a house and/or we cease trading prior to putting the house on the market or selling?

Thank you for your help.
