Capital gains tax on gites?

We have 3 gites, are not registered with the chamber of commerce and pay taxes under micro bic regime. If we were to sell would we have to pay capital gains tax on the gites? Also, if we were to register the gites as a business, rent for 2 years and then sell, would we still have to pay capital gains tax or is there any other tax we would have to pay?
