Can we claim for chambres d’hotes set up and renovation costs?

I have some questions re setting up a chambres d’hotes business. We will shortly be renovating the main part of our house to include 3 x rooms (1 is a family room) and plan to supply table d’hotes and also run courses. Renovation will take a couple of years.
- Can we apportion some renovation costs as expenses?If so, what type of costs? My husband will carry out a lot of the work himself but not the electrics or plumbing.
- If we can apportion renovation expenses, does that mean we would need to set up the chambre d’hotes business at the beginning of renovation?
- Can chambres d’hotes be carried out non-professionally, i.e. pay tax on profits but no social charges?
