Which regime for holiday rentals on behalf of an owner?

A friend is thinking about renting out his property in France as a business for holiday lets of up to two weeks and would like me to run it for him. I have the opportunity to:

  • Just do the cleaning and changeovers
  • Just do the marketing
  • A combination of the above
  • Run the whole thing including collection and return of deposits and collection for rent - in which case I would charge a commission of the rent perhaps.

My questions are:

  1. Which regime would suit for this kind of business?
  2. Which of these activities attracts the least paperwork and minimises tax?
  3. This would be seasonal work and probably quite low income, how would this affect my rights?

I would also ask my wife to help me out sometimes with the cleaning. What are the implications for her?
