What is the best way to rent a business workspace in France?

My business registration in France is nearly complete and I want to rent premises to work from. It’s for a beauty salon / spa and the space is the bottom floor of a hotel. There is a little renovation work to do which I would pay for, but I want to ensure I have a good contract with the hotel, incase of any changes, for example if the hotel is sold etc.
- For this would I be looking at a bail commercial?
- I have also seen people talking about a bail professional. What is the difference?
- My business is being set up as an enterprise Individuelle, would this make a difference?
- Do you know approximately how much and how long it would be to get a contract arranged?
- I would need a notaire?
