SCI property purchase

I am looking into buying the property that needs full renovation (old building that have 4 walls only).

I am separated, my husband is non French resident. We have 2 kids. Property will gain in value after the renovation. What are disadvantages to purchase the apartment under SCI? what will each of us pay: me as a resident and he as non resident and children as successors in the future?
