Business type for nonprofit youth development centre and snack bar?

I am an American who has been living in France for 8 years. I have my 10 year residency VISA. A couple months ago I married a wonderful French man so I will soon need to process my status in that regard.

I purchased a building in Albertville, France (under my name personally) with the intent of renovating and starting a type of youth centre. Though the programs for youth development would be in the nature of an association, the snack house portion would involve selling. I already started a nonprofit in the US through the Internal Revenue Service which is called Cup of Hope, Inc. Through this nonprofit, I receive tax deductible contributions in US$ that will be transferred to France in order to fund the renovations and start the youth centre. This building will also provide for 2 furnished apartments that I intend to rent to the staff that will be responsible for the youth programs.

  1. Who should own the building?
  2. How should the funds transferred from the US from a nonprofit be treated?
  3. What French business structure (s) should I use?
  4. What is necessary to do in order to pursue assistance and grants from the United Nations and from the local community (Mairie)?
  5. What all should be considered before renovations start that might help financially? The building is located in between 2 high schools. It has been abandoned for 50 years. I’ve been told there are credits offered for renovating empty property and also for projects that are to benefit the community.

I am not in this to make a lot of money - only to survive off a nonprofit type salary for my work (eventually around 35,000€ annual salary). I paid cash for the building (€65,000) and renovations are estimated around €300,000.

One thought is to hold the building in my name and rent it to the French legal entity that will use the building for the snack house and the apartments. Leasehold improvements will be in lieu of rent. Or I could rent to the US nonprofit Cup of Hope. I am hopeful that I am able to raise all the financing through the nonprofit and avoiding all debt.
